Why do I need a home inspection?
A home inspection thoroughly evaluates the major structural and mechanical systems of a house. It gives you, the buyer, or, if a seller, detailed information on potential problems – information you need to make a wise decision. A check of the following systems is included.
We will give you a prompt report of our findings and provide you with a review of the findings after your purchase, should you have questions or concerns.
Partial inspections are also performed to inform buyers, sellers and owners of specific conditions in buildings and to aid in planning for remodeling.
What is the difference between a home inspection and an appraisal?
Home inspections differ from appraisals in that they do not pass judgement on the market value or sale price of a home. Rather, the inspections are meant to reveal the structural and mechanical condition of the property.
Doesn’t the city do an inspection?
City housing inspections, and “point-of-sale” inspections are primarily concerned about city housing code violations. Western Reserve Home Inspection not only points out potential housing code violations but also acts as your advocate in determining current and future structural and mechanical conditions of the major elements of a house and expenses.
What does an inspection cost?
The cost of a home inspection varies with the condition, size, and location of the property. Fees for normal full home inspections will range from $280 and up. Special inspections or partial home inspections will be quoted on request. Commercial building inspections are quoted on request and depend on the size and location of the building.
